Where's the spring market?

Across the Boston area, housing inventory remains tight. While we typically see a noticeable uptick in new listings in February and March, this year’s winter weather may push that familiar early spring surge back just a bit.

The expectation is that inventory will rise gradually over the next month or two, not dramatically, but enough to signal the seasonal shift. Demand, however, continues to be steady, especially in desirable neighborhoods and price points.

What does that mean? The spring market may bloom a little later than usual, but it’s not expected to lose momentum. Preparation and thoughtful pricing will continue to matter, and opportunities will still be there for those ready to make a move.

In West Roxbury, the January 2026 single-family market showed a mix of tight supply and steady pricing. There were 18 homes for sale, up 28.57% from last year, while 5 homes sold a 44.44% decrease year over year, reflecting slower winter activity. The median sale price reached $892,000, a 2.53% increase from January 2025, and homes sold at 100% of list price on average, slightly higher than last year. Overall, while sales volume was lighter, pricing remained stable and competitive, reinforcing continued demand in this neighborhood.

 

In Westwood, the January 2026 single-family market reflected typical winter slowdowns with shifting dynamics year over year. There were 27 homes for sale, a 35% increase compared to last January, while 4 homes sold, down 69.23% from a year ago. The median sale price was $790,000, lower than last year’s January figure, though homes still sold for an average of 96.8% of list price, slightly higher than a year ago. Overall, inventory has grown modestly, sales activity was lighter, and buyers remained price-conscious, yet well-positioned homes continued to command strong interest.
